Broad Street Homes represents a more than $26 million investment in the city of Central Falls and is our first development in the city. Broad Street Homes combines the adaptive reuse of a former police station at 509 Broad Street with new construction across the street at 524 Broad Street to provide 46 new affordable apartments. The apartments will be reserved for low-income households earning no more than 60% of the Area Median Income (AMI); In Central Falls, this equates to a family of three making less than $61,740, or an individual making less than $48,060. This development will offer 1 studio, 19 one-bedroom, 19 two-bedroom, and 7 three-bedroom apartments, of which 3 will be ADA-compliant.  

New Construction at 524 Broad Street 

The former site of a Dunkin’ Donuts is being transformed into a four-story apartment building with 29 units including one-, two-, and three-bedroom apartmentsThe new construction replaces vacant commercial property with thoughtfully designed housing that enhances the streetscape and supports continued investment along Broad Street. 

Adaptive Reuse of a Former Police Station 

Across the street from the new construction, the former Central Falls police station and court house will bcompletely renovated and repurposed into 17 affordable apartments. The adaptive reuse of this historic building preserves an important community asset while creating new housing opportunitiesThe building will include a mix of studio, one-bedroom, and two-bedroom apartments, including one ADA-compliant unit. It will feature modernized interiors while maintaining the character of the original building.

Partnership with the City of Central Falls 

Broad Street Homes originated from Mayor Maria Rivera’s vision, and the City of Central Falls’ commitment, to expanding the supply of safe, affordable housing. The properties were identified through the Mayor’s Housing Task Force and acquired by the City with support from the RIHousing Site Acquisition Program. 

The City of Central Falls partnered with One Neighborhood Builders as the developer to help bring this vision to life, combining local leadership with One Neighborhood Builders’ experience delivering high-quality, community-centered housing. 

The State of Rhode Island Department of Environmental Management, Brownfield Remediation, and the Economic Development Fund are sources of funding for Broad Street Homes.
