As summer temperatures continue to rise, One Neighborhood Builders remains hard at work developing new affordable housing across Rhode Island! We are excited to provide a summer construction update on the progress we’ve made at The Avenue and Broad Street Homes! 

The Avenue

 

Located in Providence, The Avenue combines the re-syndication of 46 affordable apartments in the Elmwood neighborhood, referred to as Elmwood Neighborhood Revitalization II (ENR II), with the construction of 39 new affordable apartments on Atwells Avenue, known as The Avenue.  

ENR II encompasses 46 apartments scattered throughout 13 buildings. All 46 units underwent significant renovations this summer which included improvements to accessibility, upgrades to mechanical and electrical systems, and architectural modifications. All building exteriors were repainted and fitted with new windows, doors, and landscaping. With these improvements in place, we are thrilled to announce ENR II is at 95% completion! Next steps include the re-paving of driveways and the completion of new fencing.  

The Avenue is a five-story development located on Atwells Avenue in the Federal Hill Neighborhood of Providence featuring residential units on floors 2 through 5 and over 3,200 sq. ft. of commercial space on the ground floor. This summer, significant progress has been made at the site. We’ve completed the moisture barrier and rebar installation on the first floor, followed by the cement pour. Construction is advancing vertically, and we’ve now finished framing the first three floors. We’re pleased to report that the development is 36% complete.  

Broad Street Homes

This development, located in Central Falls, combines the rehabilitation of a former police station at 511 Broad Street with the construction of a new four-story apartment building at 524 Broad Street, resulting in a total of 46 new affordable apartments.  

The rehabilitation of 511 Broad Street is underway. We’ve been steadily advancing through hazardous material abatement and asbestos removal, both of which are now 65% complete. Preliminary electrical work is also ongoing.  

Excavation of 524 Broad Street is in progress as we prepare for construction. Due to the significant presence of ledge at the construction site, we have installed a Support of Excavation (SOE) wall, an earth retention system commonly used during excavation to stabilize soil or rock. With the SOE wall in place, we have made further progress in removing the ledge. The contractor is also conducting tests to determine if the excavated ledge can be mixed with fill material and reused on-site.  

 

As we move through the summer, One Neighborhood Builders is excited about the strides being made at our sites in Providence and Central Falls.
