Sheridan Small Homes is a condominium community of five affordable, net-zero energy homes along Riverside Park in Olneyville. Built to Passive House Standards, one of the most rigorous energy-efficiency standards in the country, Sheridan Small Homes demonstrates that sustainable, eco-friendly, affordable housing is attainable and desirable. Construction was completed in 2021.
Located along the Woonasquatucket River Greenway, a bike path, with easy access to Olneyville nightlife.

Homeownership Opportunities
Five families now own beautiful, energy-efficient homes with low utility costs, conveniently located near transit, bike paths, and local parks. Each home was sold to income-qualified buyers, with three selling for $140,000 and two for $150,000. Three of the homeowners met the 120% area median income (AMI) and two meeting 80% AMI. All homeowners were first time homebuyers.
Environmental Justice & Climate Action
This project helped advance Providence’s climate goals while addressing environmental inequities.
Workforce Development
One Neighborhood Builders partnered with Building Futures, a Providence-based pre-apprenticeship program, to provide on-the-job training in Passive House construction techniques to over 40 low-income community members. We also collaborated with RISD to support design and architectural planning.
Property Design & Amenities
Each of these five compact homes features 2 bedrooms, 1.5 bathrooms, and 750 square feet of living space. The design of Sheridan Small Homes prioritizes energy efficiency, integrating all-electric systems, rooftop solar panels, and a compact layout, all built to meet rigorous environmental standards. These elements contribute to lower energy bills and promote a more sustainable community.
