One Neighborhood Builders’ The Avenue is under construction and features 3,200 sq.ft.  of commercial space

 Providence, RI—One Neighborhood Builders (ONB), one of Rhode Island’s leading nonprofit affordable housing and real estate developers, is seeking tenants to lease 3,200 square feet of new construction commercial space on Atwells Avenue in Providence. Located at 434 Atwells Ave in the heart of Federal Hill, this is a rare built-to-suit opportunity to lease new construction store frontage in this historic and vibrant neighborhood. 

The commercial space is currently under construction and is part of ONB’s The Avenue development which broke ground in June 2024. Upon completion, expected in August 2026, The Avenue will be a 5-story building featuring 39 rental apartments above the first-floor commercial space.

The 3,200-square-foot space can be easily divided among two or three tenants, each with frontage along Atwells Ave. The 1,061-square-foot space at the corner of the building at Atwells Ave and Knight St. features an entrance from the street and an entrance to a vestibule accessible from both Atwells Ave and an interior corridor connected to residential amenities. On the other side of the vestibule is 2,152 square feet that can be leased as a single unit or split between two tenants at 748 square feet and 1,404 square feet. The larger space has an entrance along Atwells Ave.  

“We are committed to finding the right tenants for the space and the neighborhood and will work with interested businesses and organizations on rent terms that work for all parties,” said Bleau. “Given the residential units directly above and that the property sits within a densely populated neighborhood, we are seeking commercial tenants with business activities that do not extend late into the night.” 

The RIPTA Route 92 runs directly in front of the property, with a route that reaches as far west as Rhode Island College, with stops in Mt. Pleasant, Eagle Square, and Kennedy Plaza, and continues east to Eddy St, Fox Point, and the East Side.
