H.M . Karriem van Leesten IV

H.M. Karriem van Leesten is our Construction and Development Project Manager. With over 27 years of experience in real estate development, acquisitions, and public-private partnerships, Karriem brings expertise in market and financial analysis, tax increment financing (TIF), and the redevelopment and repositioning of real estate assets.

Before joining One Neighborhood Builders, Karriem served as Principal Planner and Neighborhood Stabilization Program Coordinator for the State of Rhode Island, where he oversaw $19.6 million in federal funds and supported the acquisition or financing of over 200 housing units. He has held roles with Miami-Dade County and the Massachusetts Housing Partnership Fund, analyzing large-scale development projects and managing TIF-driven initiatives.

Karriem has participated in hundreds of real estate transactions involving vacant land, multifamily, commercial, and retail properties across Rhode Island, Massachusetts, and Florida. He was the lead consultant for South Florida’s first $100-million innovative growth equity fund, evaluating over $25 billion in real estate assets.

Karriem holds a bachelor’s degree in urban planning and affairs with a concentration in real estate development from Boston University.
