Temperatures are down, and the snow has been falling, but the One Neighborhood Builders team remains hard at work making progress on three developments which are under construction. As we roll into 2026, it’s time for a winter construction update! 

La Avenida 434 Atwells Ave, Providence, RI 

Located on Federal Hill, The Avenue is a mixed-use development featuring 39 units of affordable housing with 3,200 square feet of commercial space. Designed to complement the vibrant character of Federal Hill, The Avenue will provide much-needed affordable homes and strengthen the local economy by creating new commercial opportunities along a well-traveled commercial hub. 

We’ve made great strides this winter as we near 60% completion! We have recently installed windows and completed construction of the parking deck. The roof has been completed, and the building is now officially weather-tight, a major milestone that now enables work on the building’s interior to proceed! We are currently working on the interior stairwells and the mechanical, electrical, and plumbing installations. In the next few months, we will install exterior doors and begin installing sheetrock. We are also hard at work selecting potential commercial tenants for the space, seeking partners who will benefit the community and our residents while also complementing the Federal Hill Neighborhood’s charm.

Broad Street Homes is a prime example of how affordable housing projects often materialize, combining a rehabilitation of an existing building with new construction to maximize impact. In total, this development will deliver 46 new affordable apartments to the city of Central Falls.  

Rehabilitation  at 511 Broad Street 

We are hard at work converting the former police station into a vibrant residential community. We continue to make progress on hazardous material abatement and asbestos removal, both of which are on track to be completed later this spring. While abatement work takes place, we have made significant progress on structural work, including interior framing, wood-trim stripping and refinishing, and installation of steel beams and posts. We have also begun locating existing sewer lines and installing an ERV (Energy Recovery Ventilator) in the attic. 

In the coming months, we will finalize the abatement process, continue framing the second floor, basement, and attic, and add new construction framing at the rear of the site. 

New Construction at 524 Broad Street 

Great progress has also been made on the new construction site at 524 Broad Street. Preliminary foundation work has begun, and we are actively excavating for the remainder of the foundation. We have successfully installed a four-story elevator shaft at the center of the structure, marking a major structural milestone and allowing vertical construction to advance. With these key elements now in place, framing and additional foundation work will continue through the winter months! In total, Broad Street Homes is 23% complete! 

Apartamentos Center City

Center City Apartments, our largest development to date, will provide 144 new affordable apartments to the city of East Providence. Center City Apartments reflects an innovative collaborative approach to affordable housing. Developed by ONB in partnership with Crossroads Rhode Island, Family Service of Rhode Island, and Foster Forward. Approximately 40% of units are reserved for the most economically vulnerable families, earning up to 30% of the Area Median Income, who will receive wraparound supportive services from nonprofit partners.

We broke ground on phase 1 of Center City Apartments in early December, which includes remediation of the existing structure and construction of a new building. To date, we have made significant progress. All demolition has been completed, and soil remediation and site work pertaining to stormwater management are well underway. The exterior of the existing building has been re-skinned, roofing has been completed, and wall systems have been installed to enclose the building for winter conditions. Additionally, foundations and exterior framing are well underway for the new building. Over the next few months, we will complete the framing to allow plumbing fixtures to be installed. In total, phase 1 is now 40% complete!
